Consider this...

With Spring upon us I am sure your thoughts are reluctantly turning to leaving your beautiful Florida home and heading out of town for the season. As you make your preparations to go you’ll need to make your decision whether to leave your Florida residence unattended or perhaps in the hands of a family member, a friend or a trusted neighbor while you’re gone.  After all, it has worked out well for year’s right?  Why wouldn't this season be the same?

Unfortunately, that likely isn’t the case.  While limited attention to your unoccupied home may have been alright in the past more and more we are finding that this isn't true today.  Every day it is becoming increasingly difficult to navigate the insurance claims process and success is never guaranteed.  All insurance policies contain what is likely a very broad and vague negligence clause. They likely define any absence of more than 30-days without proper notice to the insurance company or perhaps even purchasing an additional policy endorsement to cover your unoccupied residence as "abandonment". This clause often successfully eliminates the possibility of you being paid for a loss that occurs while you’re away for the Summer.  Some insurance company’s claims adjusters are going so far as to say that if you are not having your home professionally inspected, to include documenting your homes condition every 14-days during an extended absence it may result in denial of your claim.

Secondly, what happens when your friend or neighbor wants to take an extended vacation themselves? Or they become incapacitated or ill and can’t fulfill their promise to watch over your home? Who's your pinch hitter if this happens? Have you considered whose insurance policy will pay in the event someone has an unfortunate accident while they are checking on your property? Finally, what are they really looking at when they are there?
